Annual Meeting Notice

Dear Home Owner,

NOTICE: The Annual Meeting for the Association will be held during the 2nd week of March, 2010 starting at 7 PM at a location to be determined.  Previous Annual Meeting's have been so poorly attended that a quorum has not been achieved. If you can not attend then please complete  and return a proxy nomination form to the meeting secretary. Your proxy helps count towards the quorum and the voting.

The Board meets on the 2nd Tuesday of every month at 7pm in the Presidents house, please feel free to join any meeting.

The Master Association, 7836 W. Irlo Bronson Memorial Highway has turned over the approval process of most items to this association.

*We have contacted the Florida State Extension Service from the University of Florida regarding our  severe problem with cinch bugs.  Ms. Eva Pabon, Florida State Extension Agent, visited the Estates and took samples of grass from various lawns.  Her recommendations are to follow the "Low Maintenance Landscape Calendar which is listed under the Community News page of this website.  She states that cinch bugs love weak grass.  Grass that is overwatered or under watered and grass that is cut too short.  St. Augustine grass needs to be cut no shorter than 3 inches.  Grass that is overwatered has the roots grow towards the surface and become weak.  Two days a week maximum watering during evening or night hours are recommended except for recently resodded lawns

*Rules and Regulations pertaing to Formosa Gardens Estates are listed in the By-Laws of the Formosa Gardens Community Homeowners Association, Inc. and the By-Laws of the Master Association which governs many different development in the Formosa Gardens area. Additionally Florida State Statue, Chapter 720 pertains to Home Owner Associations and takes precedence over anything listed in the By-Laws or Deed Restrictions. All 3 documents are now listed on this website. Please check with these rules before you put up that new fence, paint the house a different color, put in the new playground equipment or other change to your home. You could be forced to remove or change back to original the item your change. In addition you could be subject to a fine. The Officers and Directors of your Association do not want to keep you from doing things to improve your property. We do want to control items that might effect you or your neighbors property in a negative manor. We, the Officers and Directors, have been charged with protecting your property rights and those of your neighbors. Our guidelines are the Community Association By-Laws and it is our responsibility to follow them as they are written. Please understand that we, like you want to protect the great investment we have all made in purchasing a Formosa Gardens Estate home.
